Buying Property in Albania: What Foreigners Need to Know

Albania's real estate market offers excellent value compared to other European countries. Here's what foreign buyers need to know.

Can Foreigners Buy Property? Yes! Foreign individuals can buy apartments and commercial properties freely. For land purchases, you need to register a company in Albania first. EU citizens have the same rights as Albanian citizens.

Popular Areas & Prices:

Tirana Center: €1,200-2,500/m² for new apartments. Blloku (trendy district): €1,500-3,000/m². Durrës (coastal): €800-1,500/m². Vlorë/Sarandë (Riviera): €1,000-2,500/m².

Purchase Process: 1. Property search and viewing. 2. Due diligence (title check, permits, debts). 3. Preliminary agreement + deposit (10%). 4. Notarized purchase contract. 5. Registration at ASHK (Cadastre Office). Total process: 2-4 weeks.

Costs: Transfer tax: 2% of cadastral value. Notary fees: 0.5-1%. Registration: ~€50. Our commission: 3% of property price.

Why Invest? Growing tourism, EU candidate status, rising property values (10-15% annually in Tirana), and rental yields of 6-8% make Albania an attractive investment destination.
